The estate tent
Windermere is lakefront-estate territory on the Butler Chain of Lakes, and the tent order is the wedding or the milestone party: a 20×40 or 40×40 high peak tent beside a pool deck, dressed with tent lighting, floor-length linens on 60-inch rounds, padded resin chairs and a dark walnut dance floor. Summerport and Windermere Downs book the same setup a size down. All seven sizes we rent are aluminum-frame high peak tents with no center pole; prices are on this page, live from the catalog, with setup and breakdown included.
Windermere is about 19 road miles from the shop via SR-429, so delivery prices around $75 for the whole order, computed from your address at checkout.
Why the anchoring matters here
Pavers, travertine pool decks and boat-dock lawns are everywhere in Windermere, and a stake through any of them is an expensive repair. On hardscape our crew anchors the tent with weighted footings — no drilling, no stakes, no marks. On irrigated turf we put drop cloths under every frame leg and keep stakes clear of heads. Any tent facing open water on Lake Butler, Lake Down or Lake Sheen gets extra ratchet lines; the breeze across the Butler Chain builds by mid-afternoon and a 40×40 is a big sail.
Most properties are gated or behind a private drive. Put the gate code or guardhouse instructions in your order notes and the crew never has to call you early.
Permits
Outside the Town of Windermere limits, addresses fall under Orange County’s tent rules: tents over 901 square feet get an additional Fire Marshal review through Orange County Fast Track, with a dimensioned site plan and up-and-down dates. Florida exempts tents up to 900 square feet from the Fire Prevention Code, so a 20×40 (800 sq ft) needs no review; a 40×40 does, and we prepare the application and build the review into your date. Inside the town itself the town’s building office issues permits — we confirm which applies to your address before you book.
Sizing a Windermere event
- 50 guests — 20×20 with six rounds, or 20×40 to bring the dance floor under cover.
- 80 guests — 20×40, ten rounds, 16×16 floor, lighting, skirted bar.
- 120–160 guests — 40×40, with the county review scheduled two weeks ahead.
A 20×40 needs about 24×44 of flat ground with stakes and lines counted; on a pool deck with weighted footings the footprint is a little tighter. Send a photo and dimensions and we will tell you what fits.
Parks
Town Square Park, Fernwood Park and Central Park in downtown Windermere are town facilities reserved through the Town of Windermere; most of our Windermere work is on private property. Reserve first, send us the window, and we set up inside it with a certificate of insurance on request.
